John Dvorak, Senior Property Manager

Responsibilities

John is responsible for the oversight of all property management for Atoll.  As well as overseeing the daily property management duties, John is involved in the business development for the company.  John brings a wealth of experience to Atoll and is a hands-on manager who gets the job done.

Experience

John was the Retail Regional Director for Lewis Retail Group for nine years. In this position, John managed the day-to-day operations of over 1 million square feet of shopping centers in the Inland Empire and Sacramento. He consistently brought revenue up and increased NOI for the Lewis Group of Companies. During John's time at Lewis, he was involved in the development of a 2 phase Target anchored shopping center of over 280,000 square feet, bringing it from conception to occupancy.  

Prior to John's time at Lewis Retail, he was General Manager – Southern California for Pan Pacific Retail Properties, a publically traded REIT whose major focus is west coast shopping centers.  During John’s time at PPRP, the company grew from 19 properties to over 130 through company and portfolio acquisitions. John was involved in the re-development of the El Camino North Shopping center in Oceanside, renovating the 400,000 square foot center, bringing in tenants that included Michaels, Barnes & Noble, Tilly’s, Chili’s, Macaroni Grill and more. John also managed over three million square feet in multiple regions during his time at Pan Pacific Retail Properties, always with a focus on asset enhancement and increasing NOI.

Jeff Niebaum, Controller

Responsibilities

Jeff Niebaum is the Controller for Atoll Property Group. He is responsible for all accounting and reporting procedures for Atoll Property Group. This includes preparation of monthly financial statements, implementation of accounting procedures and integral controls for all cash management accounts.

Experience

Prior to joining Atoll, Jeff was with accounting firm of Smith, Linden & Basso LLP (SLB). His position at SLB was heavily focused on attest engagements (audit, reviews and compilations), financial statement preparation, corporate and individual tax return preparation, and consulting. His clientele consisted primarily of real estate development professionals as well as individuals with high-value real estate portfolios, which develop a firm understanding of the accounting requirements for real estate development and management.

Jeff has a Bachelors of Art in Communication from San Diego State University. He is also a Licensed Tax Preparer in the state of California.

Hector Marino, Assistant Property Manager

Responsibilities

Hector is responsible for assisting with day to day operations of the properties on his portfolio such as, property administration and tenant relations, operations and vendor maintenance

Experience

Prior to joining Atoll Property Group, Hector was with Wood Investment Companies and assisted with leasing of their retail throughout Orange County, Riverside and San Bernardino.

Currently Hector is working on obtaining his California Real Estate Salesperson License.
